Building Operation and Maintenance Planning

Healthy building operation and maintenance (O&M) planning offers building management professionals a clear path to manage indoor air quality concerns in their buildings. CAL-IN's engineers have 25 years experience developing customized healthy building programs for clients, such as city, state and private entities. Our customized programs use general guidance from organizations such as the EPA and NIOSH as a basis for the general structure, which we then customize to the existing operational practices of the individual client’s facility.

Over the past 10 years, healthy building O & M programs have been incorporated into the building management practices of many organizations throughout the country. A more recent milestone is the USGBC, LEED-EB (Existing Buildings) certification, which includes the development of an IAQ O&M program as an Indoor Environmental Quality credit.

CAL-IN can assist you with your O&M plans by including the following:

  • Identification of strategies for in-house personnel to address existing indoor air quality (IAQ) problems and for preventing future problems from occurring.

  • Incorporation of an IAQ plan for facility operations and maintenance activities.

  • Management of processes with potentially significant pollutant sources.

  • Communication with occupants about their role in maintaining good IAQ.

  • Incorporation of checklists, IAQ inspection forms and record keeping to track and provide documentation Healthy Building O&M Program.
